Building in Boston means working with what is already there

Boston is not a city of empty lots. Most of the work here happens on homes that are 80 to 130 years old: triple-deckers in Dorchester and South Boston, Victorians in Jamaica Plain, capes and colonials in West Roxbury and Hyde Park. Adding space usually means going up (a dormer or a second story) or out (a rear addition), and both start with framing that ties new lumber into an old structure correctly.

Oliveira's Construction & More is a Massachusetts general contractor with more than 20 years in the trade. Framing is our core: we frame new homes, additions and dormers, and we work as a framing subcontractor for builders. Siding, roofing, decks and finish carpentry close out the job, so a single crew can take a project from the rough frame to the final trim.

What we build in Boston

Dormers and second-story additions

Shed and gable dormers that turn a tight attic into bedrooms or a bathroom, and full second floors on single-story homes. We frame the new roof, tie it into the existing structure and close it in with sheathing, roofing and siding.

Rear and side additions

Kitchen bump-outs, family rooms, primary suites and in-law space. Every addition is framed to the stamped plans from your architect or engineer and built to the Massachusetts building code.

Framing for builders and developers

Wood framing crews for new homes, infill projects and small multifamily buildings. We read the plans, frame to them and keep the schedule moving for the next trades.

Porches and decks

Triple-decker porches take a beating from Boston winters. We rebuild porch framing, decking and railings, and we build new decks in wood or composite on single-family homes.

Siding and roofing

New siding and roofing on additions so the new part matches the house, or full replacements on the whole home. On older homes we fix rotted sheathing before anything new goes on.

Finish carpentry and remodeling

Baseboards, crown molding, window and door trim, built-ins, plus kitchen and bathroom remodels. In older Boston homes, matching existing trim profiles is a big part of the job.

Boston neighborhoods we serve

We work across all of Boston. The type of project changes a lot from one neighborhood to the next:

West Roxbury, Roslindale, Hyde Park

Mostly single-family capes and colonials on real lots. This is dormer, addition and deck country. Roslindale Square has a city-approved plan for new housing and retail, and a 68-unit homeownership project has been proposed at 1702 Hyde Park Ave.

Dorchester, Mattapan, Roxbury

Large stock of triple-deckers and two-families. Typical work: porch rebuilds, structural repairs, gut renovations and framing on infill homes.

South Boston, East Boston, Charlestown

Dense blocks, frequent renovation and new infill buildings. Framing on tight urban sites, roof decks and full-floor renovations.

Jamaica Plain, Mission Hill

Victorians and two-families where detail matters: matching original trim, rebuilding porches and adding living space under the roofline.

Brighton, Allston

Two-families and small multifamily buildings, many of them rentals. Framing, unit renovations, decks and exterior work.

Back Bay, South End, Beacon Hill, Fenway

Row houses and brownstones, where most work is interior: finish carpentry, built-ins and remodeling inside historic shells.

Also serving the North End, West End, Downtown, Chinatown, Bay Village and the Leather District, plus cities next to Boston such as Quincy, Milton, Dedham, Newton, Brookline, Cambridge and Somerville.

Permits for additions and dormers in Boston

Boston runs its own permitting through the city's Inspectional Services Department (ISD). For additions and new construction, ISD requires a long-form building permit. This is how a typical project moves:

  1. Plans. An addition or a dormer that changes the roofline needs plans stamped by a Massachusetts registered architect or engineer. We work with the designer you already have, or we can point you to one.
  2. Zoning review. Changes to height, setbacks or floor area are checked against the Boston Zoning Code. Some projects also need sign-offs from other city departments, such as Parks for work near a park or parkway.
  3. Long-form permit. The city charges a fee based on the estimated cost of the work (currently $10 per $1,000 plus a base fee). Work must not start before the permit is issued.
  4. Build and inspections. We frame and close in the project, and inspections are scheduled with ISD as the work moves forward.

Permit requirements and fees change. Always confirm current rules with the City of Boston Inspectional Services Department before filing.

Boston FAQ

Do I need a permit to add a dormer in Boston?

Yes. A dormer adds structure and usually changes the roofline, so it falls under Boston's long-form building permit with stamped plans and a zoning review. We build to those plans and coordinate the inspections.

Does the 2025 Massachusetts ADU law apply in Boston?

The statewide law that allows ADUs by right took effect in February 2025, but Boston has its own zoning authority and is not covered by it. ADUs in Boston follow the city's own zoning rules, so check them with the city before you plan one.

Do you work as a framing subcontractor for builders?

Yes. Framing is our core trade. We frame new homes, additions and multifamily projects for general contractors and developers, working from their plans and schedule.

Can you match the trim in an older Boston home?

In most cases, yes. We match baseboard, casing and crown profiles in older homes, using stock profiles when they match and custom work when they do not.
